These hard surface flooring materials are more durable and cleaner. A nice light or medium shade laminate will also make the rooms feel larger.
In our own experience putting in hard surfaces has paid off big. It offers paid of in less maintenance, lower turn over cost and lower vacancy rates: it puts us a head of the competition. We know because we ask. Sometimes a prospective tenant will choose an apartment with hard surfaces and older kitchen vs a new kitchen and carpets.
